The Facilities Management Department has an exciting opportunity for a full-time Manager, Building Systems to work in Coral Gables, FL.
The Manager, Building Systems ensures optimal functioning of building systems, including mechanical, electrical, fire and life safety, and elevators. Further, the Manager, Building Systems provides leadership to maintenance staff and acts as liaison to contractors to facilitate renovation projects.
CORE JOB FUNCTIONS
Reviews, analyzes, and reacts to daily open work order report.
Assists upper management to maintain budget for labor, materials, contractors, and other expenses.
Recommends ways to optimize resources and assigned budget.
Ensures appropriate staffing of facilities, coaches and trains staff, and prepares performance reports.
Assists in the management of competitive bids and development of project schedules.
Analyzes and approves invoices for materials, supplies, and services from contractors.
Presents resource requests for specific projects.
Compiles data and generates reports on cost trends, maintenance frequency, and other applicable factors.
Visits all departments within area of responsibility frequently to stay apprised of conditions, and to obtain feedback regarding customer satisfaction with facilities services, and reports back to appropriate managing staff.
Establishes and continuously assesses the effectiveness of the internal controls within the unit and compliance with University policies and procedures.
Ensures employees are trained on controls within the function and on University policy and procedures.

Bachelor's Degree in relevant field
Certification and Licensing:
Minimum 5 years of relevant experience

Department Specific Functions (specific to Coral Gables campus)
Identify opportunities and execute initiatives for energy savings and provide economic calculations for cost savings initiatives.
This includes periodic facility/system energy audits, analysis and recommendations of energy conservation measures with ROI meeting the University's financial criteria.
Review, implement and maintain a proactive utility operation, building mechanical and energy controls preventive maintenance (PM) program utilizing in-house and contracted resources.
Provide engineering design and programming services in the area of building controls.
Make recommendations and implement strategies to improve system reliability and operational efficiency of building systems.
Implement and manage building automation systems and recommend control strategies that promote maximum efficiencies of equipment.
Supervise and participate in the maintenance and installation of the Building Automation System. (Computerized control systems for mechanical equipment, e.g., air handlers, chillers, etc.)
Review and analysis of Commissioning, Measurement and Verification, as well as test and balance conveyance for new construction projects and/or existing buildings to identify efficient energy usage.
Oversee/support the maintenance, repairs, updates and enhancement of UM's energy management program.
Troubleshoot problems related to building-level and utility plant energy control systems, HVAC and building mechanical systems controls.
Improve systems reliability by enhancing building system controls maintenance program.
Implement and manage the installation of electrical sub-metering of all utilities.
Specify and implement the preventive maintenance program to improve equipment efficiency.
Act as Facilities Liaison with utility service providers on operations and maintenance, master planning and reliability matters.
In collaboration with HVAC mechanics, ensure that mechanical equipment of the Gables Campus buildings are operating at optimal levels.
Assists the Energy & Building Systems Director, and Facilities & Operations management team with special projects.
Direct supervision over Energy Control Technicians, addressing personnel matters, training needs, and Workday time keeping.
Works closely with other University personnel regarding technical matters concerning the energy management system.
Advises and makes recommendations for training needs and system upgrades.
Licensure as a professional engineer and LEED accreditation preferred.
Experience in building mechanical and/or energy controls cost estimating is preferred.
Requires initiative, judgment, and solid communication skills of English both spoken and written.
Knowledge of programming languages related to controls (e.g. PPCL, GPL, Java).
Demonstrate supervisory and management experience with solid work ethic, excellent interpersonal skills, and ability to "Lead by example".
Will participate in the University of Miami's National Incident Management System (NIMS).
Strong computer skills to include Workday (payroll system), TMA work order management system, MS Outlook, MS Excel, MS PowerPoint.
