The Consumer Lending team partners with other businesses across Wells Fargo to create and deliver transformational experiences that help customers gain access to credit. The vision for the Consumer Lending business is to leverage technology and data to make it simple for customers to easily access credit when and where they need it. Consumer Lending serves customers across the country through our distribution network of more than 5,300 retail banking branches and Home Lending offices, as well as online and digital channels.

National Underwriting and Credit Administration provides support for transaction underwriting, managing production risk, and implementation of policies and procedures that support the home lending process. As part of Wells Fargo Home Lending, National Underwriting and Credit Administration identifies and adopts best practices and controls in relation to retail mortgage products.

This position is responsible for helping to build curriculum and facilitate robust ongoing comprehensive income training to support industry leading experts in wage and self-employed income evaluation. Cultivate critical thinking, growth and development through the creation of innovative approaches to learning. The Lending Officer 2 on the Credit Administration Team will focus on the underwriting policies, practices, and processes of the Self-Employed Borrower and Tax Return Analysis across all mortgage products. This position will be a key leader in the development of tax return analysis and education, and will act as subject matter expert on numerous initiatives. The position will interface with business leaders and the to understand credit education needs, and work with Learning & Development (L&D) and the business to ensure effective education opportunities and appropriate measurements. Requires expertise in tax return analysis, cash flow methodology, real estate lending, and must be highly skilled and familiar with the requirements of the product supported.

Team member will be required to act as a subject matter expert in training efforts and change initiatives. Responsibilities include but not limited to the following:

  • Act as credit minded liaison between L&D and the business function/product supported, and be a SME and driver in identifying credit training needs and opportunities and driving solutions to improve process, quality, efficiencies, and customer experience. This position will be focused on Tax Return Analysis and Self-Employed Income Education efforts. Candidate must be an expert in Cash Flow Methodology and analysis of complex tax returns.
  • Ensure conformity with company/regulatory policies and procedures relative to ability to repay and the Self-Employed borrower. 
  • Develop guidance policies and identify and develop best practices relative to income analysis.
  • Provide current and future Income Tool support including implementation, updates, testing, business requirements, and team member training  
  • Work with Lending Officers, Lending Managers, Market Lending Managers, Underwriters, Sales, etc. with structuring of loans providing input on cash flow and available funds to repay debt.
  • Ensure credit policies are applied in the area of income analysis and capacity and assist QA, FF, NUPRM partners in identifying cash in pocket income to service debt. 
  • Develop and implement a program to develop the income analysis skills of lending officers, lending managers, MLM’s and underwriters.
  • Identify, develop, and deliver income education sessions for the National Underwriting and Credit Administration Continuing Education Calendar.
  • Conduct QA assessments on underwriters’ Self-Employed income analyses to understand where there are opportunities for additional training. In addition, work with QA team to understand trends, and monitor delinquency, loss and risk/QA ratings, to identify additional training opportunities and build and deliver content to address.
  • Responsible for working with partners and building measurements and controls around training, and building reporting for tracking and reporting to senior management. Identify management routines that need to be enhanced/implemented. 
  • Collaborate with key internal partners to provide expertise and act as a resource in developing and delivering training curriculum in venues that are efficient, effective and accessible to the distributed audience.
  • Consult and support the business on how to develop correction action plans and provide required additional income training to ensure no further impacts
  • Identify and engage with key industry groups, peers, partners and associations to ensure education, information, tools and resources are reviewed and considered as possible learning tools.
  • Identify management routines that need to be enhanced/implemented

Required Qualifications

  • 7+ years of lending experience

Desired Qualifications

  • Knowledge and understanding of cash flow: modeling and income review processes
  • Experience facilitating and delivering training or other related facilitation experience such as group meetings or presentations
  • Ability to interact effectively and confidently with senior management
  • Ability to work effectively in a team environment and across all organizational levels, where flexibility, collaboration, and adaptability are important
  • Ability to drive and lead organizational change in a dynamic environment
  • Knowledge and understanding of project management and implementation
  • Outstanding problem solving and decision making skills

Other Desired Qualifications
  • Expertise in policy, procedures in origination systems 
  • Preferred experience with mortgage software
  • Expertise in Tax Returns & Analysis of the Self-Employed Borrower, to include cash flow analysis
  • Competent with Home Mortgage Income Analysis Tool
  • Leadership experience
  • Developing and delivering training – formally or informally
  • Experience with leading and implementing initiatives
  • Project management and/or implementation management skills/experience

Job Expectations

  • Ability to provide and work from a home office
  • This position requires compliance with all mortgage regulatory requirements and Wells Fargo's compliance policies related to these requirements including acceptable background check investigation results. Successful candidates must also meet ongoing regulatory requirements including additional screening and required reporting of certain incidents.
  • Ability to travel up to 10% of the time
